The Fuzhou MixC is a mixed-use project consisting of 80,000 square meters of podium retail and a 42,000 square meters/32 stories office tower. LINK was brought in to build a retail environment that can be easily refreshed in coming years as retail competition changes.

The site presented a physical challenge – a canal running along the major city road in front of the project, with a footbridge allowing pedestrians to cross into the site. The canal restricts pedestrian and vehicles access to the site.  LINK focused on creating urban design elements that attract and guide visitors to the project, such as a park-like pedestrian walkway along the canal that connects two large scale plazas at the corners of the site along the major street intersections. 

A lush roof garden was installed along the major city road (Gongye Road) to echo the historical, local Xichan Temple Park. The roof garden is anchored with restaurants intended to create an urban oasis for dining and entertainment activities. Within the garden, mall skylights introduce natural light into the interior concourse.

The Fuzhou MixC office tower is designed to fit the modern work style. The tower sits on top of the retail podium, with only the grand lobby touching down to the ground.  This feature allows the podium to have a more uninterrupted retail area. The lobby is designed to hospitality standards, showcasing the company’s brand identity and offering luxury amenities to office users. The curtainwall mullions and tower parapets are embedded with LED, highlighting the verticality of the design language.

LINK was challenged to design flexible retail spaces to keep the mall relevant over time. This is accomplished through several key factors –  designing multi-story and continuous exterior storefront expression for tenants to increase and express brand identity; Creating inviting entry plaza for the mall at major street intersections; The creation of retail specialty zones that form thematic retail areas at the ends of mall concourse.; A roof garden that incorporates natural elements to rooftop dining and entertainment activities.

Along the exterior, luxury retail frontages is framed by setback service elevators and exiting stairs. The podium massing is designed with deep-set corners at lower levels to create covered and inviting entry plazas to the mall at major street intersections. 

The interior of the mall breaks away from the conventional shopping mall design and instead draws inspiration from department store and public markets, creating themed retail specialty zones anchored at the ends of the concourse. These social and entertainment specialty zones have double height and flexible interior spaces that provide a range of architectural scales and unique spatial experience for customers to explore and enjoy.
